How large is the development?

• The entire development is over 120 acres.

• The proposed plan will have 40% of green space.

• There will be a maximum 950 units in the development.

• The development will be a mix of single family, town houses, flats and condos.

• The mix of units will depend on the demand for each type of unit.

What are the amenities?

• Pedestrian oriented neighborhood shopping center (not a shopping mall).

• Clubhouse with swimming pool and fitness center (planned for residents only).

• Small neighborhood parks throughout the development.

• Several walking/biking trails connecting the green space and State Parks.

• New roads and infrastructure.

What is going on with the Flood Plain and Wetlands?

• Floodplain - We have received approval from Illinois Department of Natural Resources (IDNR), the City of Chicago and FEMA for a Letter of Map Revision (LOMR) to remove portions of the north lot from the mapped floodplain of Wolf Lake. Three small areas of the north lot will remain in the floodplain: the NE corner adjacent to Wolf Lake, several small pockets along the eastern property boundary, and the far western lot just north of 134th Street. These areas will be removed from the floodplain by raising the entire site 3 feet.

• Wetlands- The project has been reviewed by the Army Corps. The only area they deemed a regulated wetland is in the NW corner, about 2.25 acres on-site. The development will not impact this area.

• Isolated wetlands are not regulated in Cook County and Illinois for projects which do not receive state funds.

• Because of high water table, there will be no basements in any of the houses.

What is the timeframe for the development?

• The entire project is projected to be complete by the end of 2020.

• It is planned for 6 development phases. Generally, the phasing is from west to east, and starting north of 134th Street. Each phase will take approximately 2-3 years.

• The area to the SE of the mobile home park is currently planned for the last phases of development. Of course, market conditions could change but this is our plan for now.

How will the mobile home park residents be impacted by this development?

• We are committed to maintaining and operating the mobile home park during the redevelopment process.

• We have made significant improvements to the area south of 134th Street and we plan to operate that portion for several years.

• Residents to the north of 134th Street were given the option to move to the south side of 134th Street. Residents in the 1st phase of development have already received notice of the relocation process.

• We will continue to give proper relocation notice to the residents as the redevelopment process continues.

• At this time, the SE area of the park is currently planned for the last phases of the development.

Will there be any low income or Section 8 housing?

• No. The entire project will be owner occupied units.

Are you seeking financial assistance from the City?

• We are seeking TIF financing from the City to help pay for site infrastructure and other eligible development costs.

• The TIF financing will not affect property taxes of Hegewisch residents.

• The additional tax generated by the new development will be used to pay for infrastructure and other public benefits in Hegewisch.

• We are working very closely with the City to obtain approval right now.

• We do not have a timeframe for approval yet.
